To Whom It May Concern,

The connection between an ice chast and a gift certificate for a massage may not be obvious.  However, there is one, and her name is Sheri Kapust.  I first knew Sheri when we were both members of the now defunct Manhattan Beach Women's Club, and when I decided to move, I called her and asked her to be my Real Estate broker.

From the first moment of that decision, Sheri put into the sale of my townhouse as much energy and effort as is imaginable.  From hand carrying papers I needed to sign (a lot), to answering telephone calls (immediately), to reassuring my uncertainties (also, a lot), she was up front and center.  And she was cheerful and positive about all of it, which was no small matter in the current, very difficult market.

As for the above mentioned connection: when the sale of my house was final (at a satisfactory price), and I needed an ice chest to transport frozen foods, Sheri brought her own to me, along with a gift certificate for a massage.  They solved, respectively, a problem of packing, and a welcome treat for my totally stressed self to anticipate.  In retrospect, they were typical acts of consideration, which Sheri displayed throughtout the time of our business contract.

 THE SALE OF MY BEACH RENTAL HOUSE WAS THE FIRST STEP IN THE EXECUTION OF MY RETIREMENT PLAN, AND I DIDN’T WANT TO CHOOSE A REALTOR OUT OF THE PHONE BOOK, USE SOMEONE’S BROTHER, SISTER OR FRIEND OR AN AGENT THAT PUTS UP A SIGN, AND THEN SITS ON HIS REAR AND WAITS FOR BUYERS TO CALL.  THAT IS WHY I DECIDED TO INTERVIEW SHERI.

 

DURING THE INTERVIEW I FOUND HER KNOWLEDGE IN THE REALTY FIELD TO BE EXCELLENT.  EVEN THEN I WAS NOT SATISFIED SO I RESEARCHED HER PRIOR DEALS, CHECKED HER REFERENCES, AND CHECKED THE STATE CONSUMER AFFAIRS WEB SITE TO SHE IF THERE WERE ANY COMPLAINTS AGAINST HER LICENSE.  THE BACKGROUND CHECK WAS CLEAN, THERE WERE NO HITS ON THE CONSUMER AFFAIRS SITE FOR ANY UNETHICAL BEHAVIOR AND HER REFERENCES WERE EXCELLENT. 

 

SHERI’S INITIAL PRESENTATION:

AFTER I ENGAGED SHERI SHE SENT ME A PACKET THAT INCLUDED: ESTIMATED NET INCOME FROM THE SALE, SALES ACTIVITY IN THE AREA AND MANY RELEVANT CHARTS AND GRAPHS. THE MOST IMPORTANT CHART TO ME, BECAUSE OF THE SLOW MARKET, WAS THE “AGING CHART” FOR NUMBER OF DAYS ON THE MARKET VS. LISTING PRICE AND THE SUPPLY AND DEMAND CHART ALONG WITH HER DETAILED EXPLANATION AND ANALYSIS OF THE CURRENT REAL ESTATE MARKET FOR THE SOUTH BAY AREA. DURING THE LISTING TIME I WAS ABLE TO MAKE INFORMED DECISIONS BASED ON THE INFORMATION SHERI GAVE ME, AND THE INFO SHE PROVIDED WAS NOT JUST HER OPINIONS, SHE BACKED UP HER OPINIONS WITH VERIFIABLE FACTS.

 

PRICE DETERMINATION:

AT THE TIME OF LISTING I HAD NO INFORMATION TO DETERMINE A LISTING PRICE. SHERI PROVIDED ME WITH REALISTIC RECOMMENDATIONS BASED ON SIMILAR UNSOLD PROPERTIES AND COMPARATIVE LISTINGS FROM RECENT PRIOR SALES.  THERE WAS NO PRESSURE BY SHERI TO LIST THE HOUSE AT A SPECIFIC PRICE SO SHE COULD MAKE A FAST COMMISSION.  SHERI GAVE ME ALL THE INFORMATION AND I DECIDED THE INITIAL LISTING PRICE.

 

NEGOTIATION SKILLS:

WHEN THE OFFERS STARTED COMING IN IT SOON BECAME EVIDENT TO ME THAT DURING THE NEGOTIATION PROCESS SHERI WAS ALWAYS ONE STEP AHEAD OF THE PROSPECTIVE BUYERS’ AGENTS, AND WAS ABLE TO PREDICT WHAT THE BUYERS’ AGENTS WOULD DO IN COUNTER OFFERS. IT IS MY OPINION THAT ANY AVERAGE AGENT CAN SELL A HOUSE SOONER OR LATER, BUT WHAT SETS SHERI APART FROM THE AVERAGE AGENT ARE HER NEGOTIATION SKILLS TO MAKE THE CLIENT THE EXTRA DOLLARS AND CONFORM TO ALL OF THE CLIENT'S TERMS OF THE SALE. SHERI CLOSED THE DEAL WITH ALL THE STIPULATIONS INSISTED UPON BY ME.  SHERI IS AN EXTRAORDINARILY GOOD NEGOTIATOR

 

MARKETING:

I WAS IMPRESSED BY SHERI’S MARKETING STRATEGY AND HER GENUINE NON-STOP LEVEL OF ENERGY TO GET MY HOUSE SOLD.  THE EVENING AFTER THE LISTING DAY SHERI CALLED ME TO REPORT THAT SHE HAD PLACED ADS IN LOCAL PAPERS AND WAS PREPARING A MASS-MAILING CAMPAIGN WITH POST CARDS.  IN ADDITION, TO PRINT MEDIA AND MAILINGS SHERI TELEPHONED BROKERS, AGENTS AND BUILDERS TO INFORM THEM OF THE LISTING – ALL OF THIS WITHIN 5-DAYS OF THE LISTING DATE.  SHE HELD THE FIRST PUBLIC OPEN HOUSE THE FIRST WEEKEND AFTER THE LISTING DATE AND HAD A BROKER’S OPEN HOUSE DURING THE MIDDLE OF THE FOLLOWING WEEK.  TO MY SATISFACTION SHERI HELD AN OPEN HOUSE EVERY WEEKEND,  UNTIL WE HAD A FIRM DEAL IN ESCROW.  AFTER ESCROW WAS STARTED AND DURING THE CONTINGENCY PERIOD SHERI CONTINUED TO HAVE AN OPEN HOUSE AND CALLED PROSPECTIVE BUYERS, THAT SHOWED INTEREST, TO START A BACK UP LIST IN CASE THE DEAL IN ESCROW FAILED. SHERI HAD NO PROBLEM WITH SPENDING THE AMOUNT OF MONEY NECESSARY TO PROPERLY MARKET MY PROPERTY.

 

IN GENERAL:

THE TRAIT THAT IMPRESSED ME THE MOST ABOUT SHERI WAS HER OVERALL KNOWLEDGE OF THE REAL ESTATE MARKET IN THE SOUTH BAY, AND HER ABILITY TO STRUCTURE THE DEAL SO THAT I WAS PROTECTED LEGALLY.  IN ADDITION, SHERI HAS THE ABILITY TO CALM THE NEUROTIC SELLER – ME, WHEN I CONTINUALLY COMMENTED,  “HURRY UP AND SELL THE DARN HOUSE AND GET ME MY MONEY”.  MANY TIMES I CALLED SHERI WITH QUESTIONS AND 99 % OF THE TIME SHE HAD THE ANSWERS. SHE WAS SO INVOLVED WITH ALL THE DETAILS OF MY LISTING THAT IT WAS RARE WHEN SHE HAD TO TELL ME SHE WOULD CHECK ON IT AND CALL ME BACK. DURING THE LISTING PERIOD TENANTS OCCUPIED MY HOUSE.  SHERI HANDLED THE TENANTS WITH A UNIQUE ABILITY TO GET THEM TO CONFORM TO OUR OPEN HOUSE SCHEDULE AND NOT THEIR SCHEDULE.   AFTER WE HAD A FIRM DEAL AND ESCROW WAS STARTED I ASSUMED SHE WOULD CONSIDER THE DEAL DONE AND MOVE ON, BUT WITH ONLY A FEW DAYS LEFT TO GO IN ESCROW SHE STILL MAKES PERIODIC CHECKS WITH THE ESCROW OFFICER, THE BUYER’S LOAN COMPANY AND THE BUYER’S AGENT TO MAKE SURE THERE ARE NO PROBLEMS.

 

SHERI IS NOT A “YES MAN”.  IF SHE THOUGHT I WAS MAKING A MISTAKE WITH A FINAL DECISION SHE PROVIDED ME WITH THE DOCUMENTATION AND FACTS TO CHANGE MY COURSE OF THINKING SO THAT I DIDN’T MAKE A MATERIAL MISTAKE.  SHE WAS TAKING BETTER CARE OF MY AFFAIRS THEN I WAS, AND IT WAS LIKE HAVING A TRUSTED PARTNER WORKING ALONG SIDE OF ME – SHERI REALLY KNOWS THE DEFINITION OF FIDUCIARY DUTY.  DURING THE LISTING PERIOD I WAS ABLE TO SLEEP NIGHTS WITHOUT SITTING UP WORRYING ABOUT THE DEAL – I KNEW THAT THERE WAS SOMEONE THAT REALLY GAVE A DAMN WATCHING OUT FOR ME.

 

 

I CONSIDERED MYSELF TO BE A SOPHISTICATED BUYER / SELLER AFTER DOING APPROXIMATELY 8-DEALS IN THE LAST 30-YEARS.  HOW WRONG CAN A PERSON BE?  DURING THE PURCHASE OF MY FIRST HOUSE IN 1974, THE PAPERWORK WAS SIMPLE AND AMOUNTED TO A ¼ INCH TALL STACK, BUT NOW THERE ARE REAMS OF FORMS TO BE COMPLETED, ANY OF WHICH IF NOT COMPLETED CORRECTLY, COULD HAVE CAUSED PROBLEMS OR CAUSED THE DEAL TO FAIL. 

 

NOW THAT ESCROW IS SCHEDULED TO CLOSE IN 4-DAYS, I THINK TO MYSELF EVERYDAY HOW MANY TIMES THIS DEAL COULD HAVE GONE BAD, AND THE MANY THOUSANDS OF DOLLARS I COULD HAVE LOST FROM THE SALE IF SOMEONE OTHER THEN SHERI HAD BEEN REPRESENTING ME IN WHAT TURNED OUT TO BE A VERY COMPLEX DEAL.

 

AS YOU CALL TELL I AM COMPLETELY SATISFIED WITH SHERI'S REPRESENTATION.  I AM RARELY SATISFIED WITH ANYBODY’S PERFORMANCE WHEN MY MONEY IS INVOLVED.

 

IF I HAVE ANY NEGATIVE CRITICISM OF SHERI IT WOULD BE THAT DURING THE DEAL I THOUGHT SHE WAS TOO HONEST AND TOO ETHICAL.  BUT – NOW THAT THE DEAL IS OVER I AM GLAD THAT SHE DIRECTED ME DOWN THE STRAIGHT AND NARROW GOLDEN PATH.

 

IT IS NOT MY INTENTION IN THIS LETTER TO MAKE SHERI SOUND LIKE A MARTYR AND SHE DOESN’T WEAR A HALO, AND IT IS RARE THAT I WRITE A LETTER ABOUT THE SERVICE I RECEIVE FROM ANYONE.  IT IS JUST A FACT AND I AM SURE THAT SHERI MADE ME MORE MONEY THEN IF I WOULD HAVE USED ANOTHER AGENT, AND I AM GRATEFUL TO HER FOR THAT.  IF YOU CARE ABOUT MONEY LIKE I DO, AND YOU DON’T WANT A DEAL FULL OF PROBLEMS YOU WOULD DO YOURSELF WELL TO USE HER.  I WAS INDEED FORTUNATE TO HAVE BEEN REPRESENTED BY THIS EXTREMELY TALENTED, INTELLIGENT AND NICE WOMAN.   I THINK I HAVE COVERED EVERYTHING, BUT IF YOU HAVE ANY SPECIFIC QUESTIONS ABOUT HER PERFORMANCE THAT I DIDN’T WRITE ABOUT PLEASE CALL ME AT 760 367-2954.
